Investment Strategies

GCP’s strategy is to opportunistically develop and invest in various types of properties with the end goal of achieving excellent returns on a risk-adjusted basis. The current primary focus for development is on luxury student housing and multifamily projects. With acquisitions, the objective is to add value to multifamily and student assets through renovations, an improved capital structure, better leasing and management, or some combination of these factors. Other property types will be considered selectively.

Superior risk-adjusted returns will be achieved through conservative, careful underwriting of each asset, as well as paying close attention to each property’s performance, once developed or acquired. Transactions will be pursued based on each asset’s viability – not the potential for a given property to generate property management or development fees. GCP has proven expertise in multifamily, student housing, office, medical office, retail, and land properties.

GCP’s philosophy with respect to operations is to out-source property management services, and endeavor to hire the best third party companies in a given market with demonstrated expertise in the property type being acquired. These contracts will be short term in nature with performance evaluated constantly to ensure that the best service possible is received by the ownership.
